The problem
Every new instruction starts the same way.
You win the listing on Tuesday. The photographer shoots it Wednesday. By Friday the vendor has chased twice, the property is live with no brochure, and the viewings you could have booked this weekend haven't been booked.
Meanwhile the brochure is sitting in a designer's queue, or with you, at nine at night, fighting a template that shifts every time you drop a photo in.
- Three days of silence while the vendor wonders what they're paying you for, and mentions it to the agent down the road.
- The designer bill lands anyway. You pay again for the amend, and again when the price drops and the whole thing has to be reset.
- Evenings disappear. Brochures get done after hours because there's no room for them between valuations and viewings.
- Every brochure looks slightly different. One negotiator's version doesn't match another's, and neither quite matches your window cards.
- The listing goes live half-dressed: portal photos up, no brochure to send the serious buyers who ask for one.
How it works
Property details in. Print-ready brochure out.
Three steps, about ten minutes, and no part of it needs a designer.
Add the property
Address, guide price, bedrooms, EPC, the features worth shouting about. Drop in the photographs.
Two minutes of typing, and no formatting to fight with. The postcode is the only thing step two actually needs.
The AI writes your property description
It drafts the headline, the opening paragraph and the room-by-room descriptions in a tone that suits the property.
Then it researches the postcode: catchment schools and how they're rated, real walking distances to the shops, pubs and parks, whether the road is a cul-de-sac or a through route, the nearest stations and what the commute actually looks like. The second-viewing questions, answered before anyone asks.
Edit and export your PDF brochure
Change any line you like. Nothing you type can break the layout, because the layout isn't yours to break.
Export a print-ready PDF at whatever size your template is set to, and send it to the vendor the same afternoon.
Your brand, not ours
It should look like your agency. Not like software.
Nobody can drag a logo out of place, restyle a heading or pick a different font. The layout is locked and the type is set, so the brochure your newest negotiator produces looks exactly like the one you'd produce yourself.
Start on the Sable template
The same template our design studio uses for agencies and developers across the South. You're building real brochures from the first minute. Nothing is locked behind a demo.
From day oneUpload your logo
It replaces ours across every page, immediately. Everything you build carries your own name from the moment you upload it.
During your free buildGet a template of your own
Once you subscribe, our designers build a brochure template drawn around your brand: colours, type, the lot, with up to two rounds of revisions until it's right.
Once you subscribeFrom early users
What it's actually saved them.
[Real quote from an early user about the time saved, ideally naming how long a brochure used to take and how long it takes now.]
[Real quote about money saved on design: amends, resets when a price changes, or the per-brochure fee they were paying before.]
[Real quote about consistency or speed to market, getting the brochure out the same day the photos land, or every negotiator producing the same standard.]

Questions
Before you start
What is Sandbox by Sable?
Sandbox is online brochure software for UK estate agents. You enter a property's details and photographs, the AI writes the property description and researches the local area, and you export a print-ready PDF brochure in your own branding: your sales particulars, designed, written and ready for the vendor the same afternoon. The first brochure is free to build, and downloading starts a 14 day free trial.
What happens at the end of the 14 days?
Your card is charged £99 and your subscription starts. We email you before that happens, and you can cancel from inside your account at any point during the trial. It takes two clicks and we don't ask why.
Do I get my own template, or do I use yours?
Both, in that order. During the trial you work in the Sable template with your own logo on it, so you can see exactly how the tool behaves. Once you subscribe, our design studio builds a template around your brand and loads it into your account, with up to two rounds of revisions.
Is the AI copy actually usable, or will I rewrite it?
It's a first draft that's close enough to send in most cases, and every line is editable. It writes from the details you enter rather than inventing features, and it won't claim a property has something you haven't told it about.
Can my whole team use it?
Yes. One subscription covers your office. Invite as many people as you need, and everyone works from the same locked template, so a brochure produced by a trainee looks the same as one produced by you.
What do I get out at the end?
A print-ready PDF, sized to whatever your template is set to. The standard template is A4 landscape; a bespoke one is built to whatever size you print at. Send it straight to your printer or attach it to the listing.
What if I want to stop?
Cancel from your account and you won't be billed again. Your brochures stay readable and editable, you just can't create new ones until you resubscribe.
